Lower HOA Fees is operated by Elite Technology Solutions LLC, Sarasota, Florida. This page explains what we collect when a board asks us to check carrier options, what we do with it, and how to have it removed.
What we collect
When you submit the community check form, you give us a community name, property address, email address and phone number. If you continue to the optional second step, you may also give us your unit count, current provider, current monthly bill, contract end date and your role on the board.
Our server also records the IP address the submission came from. We use it to stop the same address from flooding the form with repeated submissions.
Bills you send us. If you upload a bill on the providers page, we receive that document together with the community name and email address you enter alongside it. A telecom bill usually contains an account number, a service address and a billholder name, so please send only a bill you are entitled to share — an association invoice, or your own. You never have to upload anything: the address check works without it, and you are welcome to redact anything you would rather we did not see.
What we do with it
We use these details to check which carriers can serve your address, to prepare a side-by-side comparison, and to reply to you. That is the whole purpose.
We do not sell your information, and we do not pass it to a carrier or provider without asking you first. When a community decides to move forward, we introduce you to the provider you chose — not before.
A bill you upload is read by us to work out what your community is paying and what the current terms are. We do not send your bill to a provider. When we ask carriers what they can do at your address, we describe the requirement — door count, services, term — not your document.
Where it is stored
Submissions are stored on Cloudflare, which hosts this site. A notification is emailed to us through our own mail service running on Cloudflare; if that is unavailable, the notification is sent through Resend, an email delivery provider. Those services process the information only to store and deliver it for us.
Uploaded bills are stored in private Cloudflare storage in the United States. The storage is not public and the files are not browsable: each upload gets a single-use random access link that is sent only to us, and a request without that exact link is refused. We do not index your document, use it to train anything, or make it available to anyone outside Elite Technology Solutions.
Cookies, analytics and session recording
This site uses Google Analytics to understand how many people visit and how many go on to request a carrier check. Google Analytics sets cookies and receives your IP address, the pages you view, and general information about your device and browser. We use it only to measure how the site is performing — we do not use it for advertising, and we do not sell or share what it collects. You can opt out across every site that uses it with Google's opt-out browser add-on, or by using your browser's Do Not Track or cookie controls.
This site also uses Microsoft Clarity to see how pages are actually used — where people scroll, what they click, and where they give up partway through the form. Clarity records a playback of the visit and builds heatmaps from it, and Microsoft receives that information along with your IP address and general device and browser details.
Clarity is set to strict masking on this site. That means the text on the page and anything you type — your community name, address, email and phone number — is replaced with blocks before the recording leaves your browser. We can see that a field was filled in or abandoned; we cannot read what was in it. We use this only to make the site easier to use. You can read how Microsoft handles this data in the Microsoft Privacy Statement, and your browser's cookie controls apply to Clarity as they do to any other site.
We set no advertising cookies, and apart from Google Analytics and Microsoft Clarity we run no third-party tracking. The savings calculator runs entirely in your browser — the numbers you type into it are never sent to us, to Google, or to Microsoft. Fonts are served from this site, not from a third-party font provider.
The form includes a hidden field that real visitors never see. Anything filled into it is treated as automated spam and discarded.
How long we keep it
We keep a submission while we are working with your community on it, and for up to 24 months afterward for our business records. After that we delete it. You can ask us to delete yours sooner at any time, and we will.
Uploaded bills are kept for a shorter period: 12 months. They are the most sensitive thing on this site and there is no reason to hold them longer than the review and the season that follows it. Ask us to delete a bill sooner and we will remove it that day.
